A homeowner in Vaughan, Ontario noticed deteriorating mortar joints and damaged brick window sills that compromised both the appearance and weather protection of their home's exterior. The two existing brick window sills had reached the end of their functional life, while cracked mortar throughout the marked work area threatened to worsen with each freeze-thaw cycle. Additionally, a foundation crack required immediate attention to prevent water infiltration. The homeowner needed a comprehensive restoration that would address structural concerns while upgrading the property's aesthetic appeal.
Our team developed a targeted restoration plan focusing on the most critical areas within the marked work zone. The tuckpointing work began with grinding out all cracked and deteriorated mortar joints, creating clean, properly sized channels for the new mortar. We specified Type N mortar with a custom mix formulated to closely match the existing mortar's colour and texture, ensuring visual consistency across the entire façade. This careful colour-matching prevents the patchwork appearance that can result from mismatched mortar repairs.
The window sill replacement represented a significant upgrade for the property. Our team carefully removed the two deteriorating brick sills and replaced them with new Indiana Limestone sills featuring a 2¼-inch rock face profile. This upgrade provided not only aesthetic enhancement with the stone's clean, natural appearance but also functional improvement through proper slope installation that ensures water drainage away from the window openings. The limestone's durability offers superior weather resistance compared to the original brick construction.
The foundation crack repair addressed a critical structural concern, preventing potential water infiltration that could compromise the foundation's integrity over time. To complete the restoration, we removed all deteriorated caulking around the window perimeters and applied fresh brown exterior-grade caulking, creating weathertight seals that protect against Ontario's temperature extremes and precipitation.
